Charlotte of the Upper West Side: Manhattan’s First Landmark District Passive House Condominium
New York Passive House (NYPH) is proud to highlight Charlotte of the Upper West Side, a nine-story residential building at 470 Columbus Avenue, as Manhattan’s first Passive House-certified condominium in a historic district.
Designed by BKSK Architects with interiors by Alyssa Kapito Interiors, Charlotte combines historic-inspired façade elements with cutting-edge energy efficiency. Quadruple-glazed windows, a nearly airtight envelope, and advanced HEPA-filtered ventilation with UVC irradiation deliver exceptional indoor air quality, comfort, and sustainability.
Charlotte has earned multiple accolades, including the SARA National Design Award of Honor (2024) and Chicago Athenaeum Good Green Design Award (2024), demonstrating that high-performance, healthy buildings can thrive in landmark districts.
