Paul A. Castrucci Architects Celebrates the Ribbon Cutting of Bethany Terraces: First Modular Passive House in NYC
This past Friday, Paul A. Castrucci Architects joined community leaders and partners to cut the ribbon on Bethany Terraces, a 100% affordable senior housing project in East Flatbush designed to help residents age with dignity and peace.
As NYC’s first modular Passive House building, the four-story, 57-unit all-electric senior housing project demonstrates that high-performance, affordable housing can be built at scale. By completing 60% of construction off-site, the team cut eight months from the schedule and saved $800,000 in financing costs. A 130 kW solar array powers common areas, and once the solar canopy is fully installed, Bethany will be near net-zero, helping seniors on fixed incomes manage rising energy costs.
Beyond energy efficiency, the building offers cascading terraces, a greenhouse, and a test kitchen to support resident health and community. “This is what equitable, responsible building looks like,” said Council Member Farah Louis of the 45th District.
